AGM faced several key challenges in securing Full planning permission for the proposed dwelling in Stanton Drew. These included navigating Green Belt restrictions where development is generally limited, justifying the loss of a disused, designated community facility (the former Scout Hut), and ensuring compliance with local and national policies on openness, sustainability, and design grounds.
Due to the fact the site lies outside of a defined Housing Development Boundary (HDB), the proposal required a compelling and detailed justification based on sustainable development principles. In addition, technical matters, including drainage, ecology, parking, and potential contamination, had to be thoroughly addressed through detailed supporting evidence and appropriate mitigation measures.
