On behalf of Haskins Duguid, Blacker and Wood, AGM were successful at appeal for the renovation and extension of the historic former Coach House to provide 1 no. residential dwelling.
The application was refused by the LPA as it was considered the proposed extension would result in an inappropriate addition which would detract from the character of the listed building and
Conservation Area. This decision was subsequently overturned by The Planning Inspectorate following the submission of a detailed appeal statement and strategy prepared by AGM.
It was successfully argued by AGM at appeal that improvements to the building’s principal elevation (which was considered to be of the greatest historical significance) will result in a positive contribution to the character of the Conservation Area, preserving its significance for future generations. Furthermore, through tidying up the site more generally and re-instating the first floor, it was put forward that the proposal greatly enhances the building’s significance by aligning it with its historical footprint.
This view was shared by the Planning Inspectorate, with them commenting: “The proposal would require a considerable level of investment into the existing building, which would secure much needed fabric repairs and would give it a sustainable long-term use to safeguard its future conservation.”
It is considered that the proposal would facilitate the delivery of a new dwelling in a location with a high level of accessibility to local facilities and services.
