AGM were successful in securing retrospective planning permission for the change of use of land from agricultural to equestrian, the erection of a Horse Walker and the erection of a new Barn.
As part of the Planning Assessment, AGM were able to demonstrate that the proposal would not constitute inappropriate development within the Green Belt designation. This followed a detailed consideration of (then) Paragraph 149 of the NPPF (2021) which states that the construction of new buildings should be regarded as inappropriate in the Green Belt unless it is for the provision of appropriate facilities (in connection with the existing use of land or a change of use) for outdoor sport, outdoor recreation.
This led to the Planning Officer commenting that the “structure itself will be single storey and positioned to the side of the existing stables and as such the barn would preserve the openness of this part of the Green Belt and would not conflict with the purposes of including land within it.”
This allowed the Officer to consider that the proposed development would be appropriate development within the Green Belt and in compliance with both local and national planning policy.
