Over the course of several planning applications, AGM was successful in securing Full planning permission for the erection of a temporary mobile home (for a rural worker) and, subsequently, the erection of a permanent rural worker dwelling to assist the growth of the equestrian stud.
Planning consent was also achieved for a range of new equestrian facilities, including an American barn and additional stabling.
As part of both applications, AGM were able to convincingly demonstrate that there was a justified ‘essential need’ for such a dwelling to be sited on the land. This involved the submission of robust and detailed financial accounts, along with a clear business plan for future growth and development, which led to the Local Planning Authority concluding that the business was financially sound and had clear prospects of remaining so in the future.
The dwelling is also located within the Green Belt designation, in which such proposals would normally be considered inappropriate development. However, after a detailed and well-presented case, AGM were able to demonstrate that ‘Very Special Circumstances’ existed – which outweighed any potential harm to the Green Belt designation.
