Instructed by a private client to understand the potential to redevelop the equestrian site for residential development.
AGM first had to demonstrate that the existing use was for the keeping, exercising and grazing of horses, and use of outbuildings for storage and as a livery via a certificate of lawfulness to ensure that the site would be considered as brownfield land unlocking it’s potential for residential development as the site was located in the Green Belt.
The proposal was to erect 3 dwellings that were of a reduced footprint and volume compared to the existing stables and out buildings resulting in the redevelopment of a brownfield site with a reduction in the amount of built form significantly enhancing the Green Belt.
AGM had to overcome BANES Highways objection that they considered that the site was poorly located to local services and employment opportunities, and access by foot, cycle and public transport was severely limited and outside of the adopted housing development boundaries.
The application was permitted via a delegated decision due to development site being classed as brownfield land, a reduction of traffic movements to the site and the reduced impact on the openness of the surrounding green belt.
