AGM were instructed to take over a project following several previous failed attmepts to redevelop some old farm buildings for new housing in the Chew Valley.
By understanding the clients end goals AGM were able to suggest a strategy moving forward that we strongly believed would be successful.
This involved, in the first instance, obtaining Prior Approval under Class Q to convert the buildings on site into 3 large residential dwellings. AGM knew having a residential permission on site, considered as a fall back option, would be vital for the next phase of the strategy
Following the Prior Approval consent, we worked with the applicants to create a much better, less cramped, new build scheme which would maximise the value of the site. Early discussions were held with the Local Authority through the submission of a pre-application. This provided useful feedback in terms of principle of development, scale and design.
Following this a subsequent Full Application was submitted and approved.
