Instructed by a local resident we were instructed to appraise a piece of land in Somerset. The site contained a well constructed former sheep shed that was certainly capable of conversion.
AGM’s exceptional knowledge of Class Q meant we could confidentally recommend that a prior approval application should be submitted to convert the barn into a residential dwelling.
The application was approved resulting in a beautiful large modern family home in the countryside.
Located immediately adjacent to woodland with stunning views across the open countryside this project overcame Ecology concerns by the use of smart glazing thereby enabling the panoramic windows to be retained whilst reducing light emissions.
Mitigating principles to retain the agricultural quality of the barn included maintaining the use of timber cladding, upgrading the metal roofing and retention of some roof light openings for light and ventilation whilst not affecting the principle facade expression.
AGM Ltd were also, subsequently, successful in achieving a new access to the property meaning they no longer have to share the access with a neighbouring property.
